Homeowners looking to move are eyeing cities in this state

(NEXSTAR) – Homebuyers looking to offset soaring home prices and near-7% mortgage rates and are more willing than ever to shop outside of their city, according to a new study.

Real estate brokerage Redfin found that a near-record number of prospective buyers, 24.1%, looked to relocate from August through October.

When it came to the most sought-after cities, the Sunshine State dominated the top 10, despite the devastation wrought by Hurricane Ian in late September. Miami landed in the third spot overall, followed by Tampa in fifth place, Cape Coral in seventh, North Port-Sarasota in eighth and Orlando in 10th.

Redfin calculated the ranking based on net inflow, or the number of people looking to move into a city minus the number trying to move out.

Remote work, born of necessity during the pandemic and now a valued job criteria for many, continues to ease workers’ moves between cities and even states. An October report from the National Association of Realtors found that the two qualities remote workers overwhelmingly valued above all others were year-round warm weather and, of course, high-speed internet.

California city takes top spot

The top city in the nation was not in Florida, however, but in California. Sacramento saw the highest net out-of-state searches among Redfin’s roughly 2 million users.

Filling out the top 10 are Las Vegas in second place, San Diego in fourth, Phoenix in sixth and Dallas in ninth.

The top five cities when it came to net outflow were, in order, San Francisco, Los Angeles, New York, Washington D.C., and Boston.

Good news for homebuyers?

While the number of Redfin users looking to relocate is at near-record levels, home sales across the country are under pressure.

Amid high inflation and soaring mortgage rates, pending home sales dipped 4.6% in October, according to the National Association of Realtors, making it the fifth straight month of decline.

“October was a difficult month for home buyers as they faced 20-year-high mortgage rates,” said NAR Chief Economist Lawrence Yun. “The West region, in particular, suffered from the combination of high-interest rates and expensive home prices. Only the Midwest squeaked out a gain.”

The overwhelming trend identified by Redfin was a move away from the high sticker prices of San Francisco, Los Angeles, New York and Chicago to cities with lower asking prices, effectively increasing affordability and offsetting some hefty mortgage payments.

There may be some good news for homebuyers, however, according to Yun: “The upcoming months should see a return of buyers, as mortgage rates appear to have already peaked and have been coming down since mid-November.”

Russia eyeing Brittney Griner for ‘Merchant of Death’ prisoner swap

Russia said Friday it was pursuing a prisoner swap with the US to return imprisoned arms dealer Viktor Bout, dubbed the “Merchant of Death,” in an exchange that would likely include Brittney Griner.

“I would like to hope that the prospect (of swapping Bout) not only remains, but is being strengthened, and that the moment will come when the prospect will turn into a concrete agreement,” Russian Deputy Foreign Minister Sergei Ryabkov told Russian state news agency Interfax.

“The Americans are showing some external activity, we are working professionally through a special channel designed for this,” Ryabkov added. “So far, we have not reached a common denominator, but it’s undisputed that Viktor Bout is among those who are being discussed, and we certainly count on a positive result.”

The distinctly upbeat remarks from Ryabkov contrast with previous statements from Moscow, which slammed Washington for trying to engage in “megaphone diplomacy” after Secretary of State Antony Blinken publicly discussed the proposed prisoner swap.

The possible exchange includes Griner, who has been sentenced to nine years in prison for bringing cannabis vape cartridges into Russia, and retired US Marine Paul Whelan, who is serving a 16-year sentence in a penal colony after being convicted of espionage charges that he denies.

Variously dubbed the “Merchant of Death” and the “sanctions buster” for his ability to get around arms embargoes, Bout was one of the world’s most wanted men prior to his 2008 arrest on multiple charges related to arms trafficking.

For almost two decades, Bout was one of the world’s most notorious arms dealers, selling weaponry to rogue states, rebel groups and murderous warlords in Africa, Asia and South America.

Any agreement with Russia would likely include Brittney Griner, who is serving a nine-year sentence in a penal colony on a drug conviction.

But in 2008, Bout was snared in an elaborate US sting in Thailand.

Bout was caught on camera agreeing to sell undercover US agents posing as representatives of Colombia’s leftist FARC guerrillas up to $20 million worth of weapons, including 100 surface-to-air missiles, which they would use to shoot down US military helicopters. Shortly afterward, he was arrested by Thai police.

Bout was tried on the charges related to FARC, which he denied, and in 2012 was convicted and sentenced by a court in Manhattan to 25 years in prison, the minimum sentence possible.

Ever since, Russia has been eager to get him back, claiming that he is an “entrepreneur” who was unjustly incarcerated.

To show the state’s support for his plight, the upper chamber of the Russian parliament on Tuesday opened an exhibition of Bout’s prison artwork featuring a portrait of Soviet dictator Josef Stalin and a painting of a kitten.

Bout, dubbed the “Merchant of Death,” is serving a 25-year sentence in a US prison for trying to sell missiles to undercover agents in Thailand.

Grigory Karasin, head of the upper chamber’s international relations committee, vowed that “Russian diplomats will do everything so that he returns to his homeland as soon as possible. This is not an easy task, but we will continue our efforts.”

President Biden said last week that he hopes Russian President Vladimir Putin will be more willing to negotiate the release of Griner now that the midterm elections were over.

He spoke hours after Griner’s lawyers revealed that the 32-year-old WNBA star had been transferred to one of Russia’s notoriously harsh penal colonies in the Mordovia region to serve her sentence following a court’s rejection of her appeal.

Artemis I: NASA is eyeing two dates in late September for launch

NASA is trying to work through a leaky fuel problem with the rocket, called the Space Launch System or SLS. During the last launch attempt at the Kennedy Space Center in Florida on Saturday, September 3, the rocket sprung a big leak as it was being fueled up with super-chilled liquid hydrogen.

And while the rocket is still on the pad, NASA is looking to troubleshoot that issue by repairing and replacing some seals before running tests to make sure all the leaks are plugged, NASA officials said at a Thursday press conference.

It’s not yet clear how long that will take.

Then, there’s the issue with certification. The US Space Force, an arm of the military, still oversees all rocket launches from the United States’ East Coast, including NASA’s Florida launch site, and that area is known as the “Eastern Range.”

The officials at the range are tasked with making sure there’s no risk to people or property with any launch attempt. And that means the Eastern Range also must give NASA the thumbs up that the rocket’s Flight Termination System — a system that will essentially destroy the rocket mid-air if it veers off course and starts heading in a populated direction — is ready to fly.

That system relies on batteries, however, that, under current rules, must be recharged at a nearby indoor facility before the newly proposed launch dates arrive.

NASA is hoping to get a waiver on that rule. But it’s not yet clear when or if that request will be granted. If NASA does not get that waiver approval, the SLS rocket will have to be rolled off the pad and back into the nearby Vehicle Assembly Building, triggering more delays.

“If they decide that is not the right thing to do, we obviously will support that and stand down and look for our next launch attempt,” Jim Free, associate administrator for NASA’s Exploration Systems Development Mission Directorate, said at the Thursday press conference.

“But we still will press with the tanking test,” he said, referring to the tests NASA plans to run to fix the hydrogen leaks while the rocket is still on the pad.

The Space Force’s Eastern Range said in a statement only that it “will review NASA’s request.” It declined to share details on timing.

On Thursday, NASA did give some insight into what it’s discovered about the leak issue, however. The space agency had already revealed that there was an “inadvertent pressurization of the hydrogen line,” putting it under 60 pounds per square inch of pressure rather than the 20 pounds per square inch they’d hoped, Michael Sarafin, Artemis Mission Manager, said Saturday.

It’s still not yet clear if that over-pressurization is what caused the leak, but NASA does know why the over-pressurization occurred in the first place — and human error was involved.

“Our management team apologize to [the operator in charge of overseeing the process] because we had made some manual procedure changes between the attempt on Monday and attempt on Saturday,” Free said. “We practiced it during the week but they’d only had a couple of chances. So we didn’t as a leadership team, put our our operators in the best place we could have we rely really heavily on our credit team.”

That overpressurization is definitely something NASA wants to avoid, according to Free. NASA is looking for a “kinder and gentler, if you will, loading process.”

For now, there’s still a waiting game and a lot of “ifs” surrounding the timeline for the Artemis I launch. The ultimate goal of this project is to get the SLS rocket to orbit and deploy the Orion capsule, which is built for astronauts but will fly empty for this test mission. The capsule will go on to orbit the moon before making the 239,000 mile trek back home.

The Artemis I mission is just the beginning of a program that will aim to return humans to the moon and eventually land crewed missions on Mars. Nelson said that the issues during the first two scrubs have not caused any delays to future Artemis program missions.

Boston Celtics’ Danilo Gallinari diagnosed with torn ACL; source says forward eyeing late-season return

Boston forward Danilo Gallinari suffered a torn ACL in his left knee while playing for the Italian national team, the Celtics announced Friday, an injury that could cause him to miss the entire 2022-23 NBA season.

Gallinari previously tore the same ACL in April 2013 and missed the entire 2013-14 season after undergoing a pair of surgeries. The typical recovery time for an ACL tear is six to 12 months, and a source told ESPN’s Adrian Wojnarowski that Gallinari is determined to try and return at some point late in the 2022-23 season.

The 34-year-old Gallinari was injured Saturday during a FIBA World Cup qualifying game against Georgia. He grabbed his left knee after a bounce pass in the lane before hobbling over to the sideline, holding the back of the knee as trainers rushed to his aid. Gallinari then limped to the locker room with the help of a staff member and a teammate.

The Italian team had announced that Gallinari suffered a torn meniscus.

Gallinari signed a two-year, $13.2 million contract — including a player option for the second season — with the Celtics as a free agent last month. The sharpshooting forward, who averaged 11.7 points and shot 38.1% from 3-point range across 66 games for the Hawks last season, was brought in — alongside Malcolm Brogdon, whom Boston acquired in a trade with the Indiana Pacers in July — to bolster the Celtics’ depth and give them some additional offensive punch after the Eastern Conference champions saw their offense struggle at times in their NBA Finals loss to the Golden State Warriors. Gallinari has never played in the Finals over his 13 NBA seasons.

Long considered one of the NBA’s elite-shooting big men, Gallinari is a career 38.2% 3-point shooter, and his 1,426 career 3-pointers ranks 23rd among active players and third — behind Kevin Durant and Kevin Love — among players 6-foot-10 or taller.

According to ESPN’s Bobby Marks, the Celtics will be able to apply for a designated player exception to replace Gallinari. That will give the Celtics $3.2 million to either sign, trade for or claim a player on an expiring contract worth up to that amount.

Including Al Horford’s nearly fully guaranteed deal, Boston has 11 guaranteed contracts on its roster along with several players with nonguaranteed or partially guaranteed deals expected to fight for roster spots in training camp.

Daily Schmankerl: The aftermath of Bayern Munich vs. RB Leipzig; Real Madrid, Juventus eyeing Chelsea’s Timo Werner; FC Barcelona’s Frenkie de Jong to Bayern on loan?; Cristiano Ronaldo seeking Manchester United exit; No movement on Konrad Laimer; & MORE!

Bayern Munich did not look like a squad just beginning to put things together early on, but did lose some focus during its 5-3 win over RB Leipzig in the DFL-Supercup. Here are some quick hitters on the match:

  • The starting XI did shock me just a little bit. The inclusion of Jamal Musiala over Leroy Sané was surprising in a good way. With Kingsley Coman and Matthijs de Ligt not fully fit and Noussair Mazraoui not having fully proven himself yet, it was a chance for Musiala, Serge Gnabry, Benjamin Pavard, and Dayot Upamecano to put their respective talents on display:
  • That said, it was a very choppy beginning to the match for both sides. Bayern Munich seemed to have trouble with players adjusting to being in different areas of the pitch than they might be used to. Spacing and running lanes were also an issue at times.
  • In the 8th minute Marcel Sabitzer saved Manuel Neuer’s bacon after the captain had a pretty bad gaffe.
  • Just following that, Dayot Upamecano made a boneheaded play that was luckily not ruled a penalty.
  • Clearly, it was not exactly a great start for either team as the match, but things would quickly get better for Bayern Munich.
  • In the 13th minute, Bayern Munich began to put some things together and Musiala capitalized one minute later with a goal. If only someone had been championing for Musiala to start for the better part of two seasons now?
  • So, yeah, Musiala > Sané and it’s been this way since midway through last season.
  • Bayern Munich’s formation was extremely variable. It was difficult to see what alignment was in play from possession-to-possession at times.
  • Benjamin Henrichs is going to be trouble for Die Roten Bullen this season. It doesn’t seem like he makes the best decisions (which has been a problem for him in the past).
  • Bayern Munich took a 2-0 lead when Thomas Müller, Musiala, and Gnabry strung together one-touch passes and set up Sadio Mané. It was a brilliant sequence for the Bavarians and one that seemed to decimate the hopes of RB Leipzig.
  • I thought both Sabitzer and Pavard quietly were very solid in the first. The two players have been much maligned, but they were extremely steady. Pavard, however, did make a boneheaded decision of his own later.
  • Musiala was totally disruptive. His turns when receiving the ball were off-the-charts good and RB Leipzig just couldn’t handle him.
  • Lucas Hernández had a very strong performance as well.
  • Musiala’s overall disruptiveness also setup Pavard’s goal, which made it 3-0 before halftime.
  • André Silva’s second half header nearly put RB Leipzig on the scoreboard. The entry of Silva and Dani Olmo into the match helped turn the tide for Die Roten Bullen.
  • Marcel Halstenberg’s header in the 59th minute, however, would not miss and RB Leipzig cut Bayern Munich’s lead to 3-1.
  • Serge Gnabry put home the rebound of a shot from Müller in the 66th minute. Bayern Munich’s attack was relentless, but subbing off Musiala and Müller would prove to be detrimental.
  • From here, Bayern Munich lost focus and got sloppy. Part of that had to do with Müller being subbed off the squad, subsequently running around like a chicken with its head lopped off.
  • A risky and reckless challenge from Pavard gave RB Leipzig a penalty and Christopher Nkunku buried it to make it 4-2.
  • Toward the end, the lack of focus became a big issue. Forwards and midfielders were borderline cherry-picking, defense got a little bit sloppy and Olmo made Bayern Munich pay with a goal to cut the lead to 4-3.
  • In the throws of extra time, RB Leipzig went for it all, but left itself out of position and Leroy Sané found himself in a 1v1, which he won, and then deposited a shot into the net to clinch the victory.
  • Overall, it was a fun and exciting match…and hey, it was a win! There is a lot of room for improvement and Julian Nagelsmann is certainly going to have his work cut out for him in terms of deciding who is in and who is out from match-to-match, but this team has a ton of potential.

It appears very likely that Timo Werner will be leaving Chelsea FC in the coming days or weeks, but where will he go? Based on a trio of reports, Real Madrid, Juventus, and RB Leipzig could be the most likely destinations:

As SPORT1 recently revealed, RB Leipzig wants Timo Werner back , there are even talks between the cup winner and Chelsea – but is Real Madrid now struggling in between? (REPORT: Leipzig wants Werner back!)

Two years after his 64 million move to London, Werner’s time with the Blues seems to be coming to an end. And now Real have him on their radar, reports Mundo Deportivo.

In principle, the royals are not looking for a striker, but they have lost Benzema backup Luka Jovic (Fiorentina). However, Borja Majoral (returned on loan from AS Roma) and Marco Asensio could still leave the Real team. Then Werner could become an issue, the Spaniards report. However, only on loan, not as a permanent commitment.

In Leipzig, too, a loan would probably be the only viable model – because Werner still has a contract with Chelsea until 2025 and, with a gross weekly salary of 295,000 euros, is one of the five best-paid players in the star ensemble from Stamford Bridge. According to SPORT1 information, Werner would forego part of his salary.

SPORT1 also knows that Juventus Turin is still interested in Werner after signing Ángel Di María. In turn, Bild reports that the 53-time national striker is also under discussion at Newcastle United and could thus remain in the Premier League.

A loan to RB Leipzig is also still on the table for Werner as well:

Could FC Barcelona star midfielder Frenkie de Jong join Bayern Munich on a loan assignment? It appears that De Jong’s salary is one of the primary issues with Barca’s ability to register its new players and the club might have to find an inventive way to get rid of — and/or pay the Dutchman — for this season:

Frenkie de Jong has been mooted as the ideal candidate to leave the club as he is currently sitting on a lucrative wage packet. Widely considered one of the best midfielders in Spain, the Dutchman can also generate significant revenue that will go a long way in helping Barça register the new players.

However, the midfielder has so far resisted all attempts to lure him away from Camp Nou, with the player already rejecting Manchester United several times this season.

It appears de Jong does not fancy a move to Old Trafford as the Premier League giants are not in a position to offer him Champions League football. But according to Diario AS, a new alternative has emerged in the form of Bayern Munich.

The report suggests de Jong would prefer a move to a top European giant that can offer him UCL football next season. A loan to Bayern, to that end, is increasingly becoming a possibility, though it remains to be seen whether the Bavarians are open to such a deal.

The German giants did reinforce their options earlier in the summer by bringing in Ryan Gravenberch from Ajax. But with Leon Goretzka picking up an injury, it will be interesting to see if Julian Nagelsmann entertains the possibility of signing someone like de Jong on a loan deal.

Sport Bild’s Christian Falk, however, continues to report that Bayern Munich is not interested in De Jong this summer, but guess who is? Chelsea FC:
